Repairs

What comes off an inspection list

Six kinds of work cover most reports. Each shows up on the quote as its own row.

  • A large distribution panel with rows of breakers and sockets

    Panel and breaker lines

Brand flags, double taps, open spaces, breakers too big for the wire, circuits with no labels.

  • Old toggle light switch with an ornate plate on a green wall

    Grounds and polarity

Three-slot outlets with no ground, swapped wires, outlets that are loose or cracked.

  • A hand uses a screwdriver on breakers in a busy distribution board

    GFCI and arc protection

Shock protection near water and arc protection in bedrooms, where the panel can take it.

  • Cut wires hanging from an open junction box in a plaster wall

    Old wiring

Knob-and-tube, aluminum branch wire and cloth cable, in plaster and finished walls.

  • Gloved hands test contactors in a control cabinet with probes

    Alarms and covers

Smoke and CO alarms, cover plates, open boxes and loose fixtures.

  • A man tests wiring with multimeter probes beside a cabinet

    A report read, nothing more

Some people only want the lines explained. That is a visit and a call, and the pricing page says what it covers.

Before you book the repairs

Do you fix everything on the list?

We fix the electrical lines. For plumbing, roofing or the rest of a report, your agent or the inspector can point you to others.

Do you need to see the house first?

Yes. We read the report, then look at the panel and the outlets it names. That is the visit on the pricing page.

Will the work be permitted?

Where Kansas City or your city asks for a permit, we pull it. Some repairs on a list need none. We say which when we quote.

Have the report in hand?

Send the pages and we'll tell you which lines to expect on the quote.
